Raynor weather seal replacement in Houston typically runs $85 – $160 installed, parts and labor included, and we can usually have a technician out the same day. The bottom rubber strip on your Raynor door is a wear item, not a defect, and Houston’s heat, humidity, and occasional flooding make it fail faster than the national average. Most owners notice it first as daylight leaking under the door, a visible crack or tear in the rubber, or rainwater pooling just inside the garage after a hard Gulf Coast storm.
We’re Brock Garage Doors Houston, an independent service provider, not affiliated with Raynor. But we stock Raynor-compatible weather seal in the common profiles and widths, and our techs install it on Raynor doors several times a week across Houston. This page covers which models need which seal, what replacement actually costs, and why this job is straightforward enough that you should know exactly what to expect before anyone steps in your garage.
Which Raynor Models This Applies To
Raynor has built doors under several series names over the decades: Aspen, Arctic, Decade, Signature, Relante, and the current StyleView and First Rate lines. The weather seal doesn’t care much about the series name. It cares about two things: the width of the door and the type of bottom retainer your door uses.
Most residential Raynor doors in Houston use a T-style or bead-style bottom seal that slides into an aluminum retainer channel. The common widths are 8, 9, 10, 16, and 18 feet, and the seal gets cut to the door width on site. One gotcha we see regularly in Houston: older Raynor doors from the 1990s and early 2000s often used a proprietary P-bulb profile that isn’t interchangeable with the newer T-channel. If you have an older door, don’t order a generic seal online without measuring the bulb diameter first. Bring us a photo of the retainer and we’ll tell you exactly which profile fits before you spend a dime.
Raynor sells its own OEM weather seal, and it’s good rubber. We also carry quality aftermarket equivalents from brands like Action Industries and ProSeal that match or beat the OEM profile at a lower price. For a part that will wear out again in five to seven Houston summers, we generally recommend the aftermarket option for most homeowners. If you want OEM Raynor specifically, we can order it, but the wait time is usually three to five business days.

Signs Your Raynor Weather Seal Replacement Is Failing
- Daylight along the bottom of the closed door. If you can see light coming under the door from inside the garage, the seal has compressed or cracked and is no longer making contact. This is the most common call we get, and the fix is almost always a new seal rather than an adjustment.
- Water pooling inside after rain. Houston downpours push a lot of water at the garage door. A seal that’s cracked, shrunken at the ends, or permanently deformed from years of heat will let water in where it used to hold it out.
- Visible tears, cracks, or missing chunks. You shouldn’t have to look closely to spot this. Run your hand along the bottom of the door on a dry day. If the rubber feels brittle, flaked, or you can see splits at the corners, it’s done. Southeast Texas heat bakes rubber until it loses its flexibility, and once it’s stiff it tears rather than compresses.
- Drafts and higher cooling bills in summer. A bottom seal that no longer sits tight lets conditioned air escape constantly. Houston garages already push 100 degrees in July; a failed seal makes the whole house less efficient if the garage shares a wall with living space.
- Pest and debris entry. The bottom gap is the widest entry point on a garage door. Leaves, dirt, and critters, including Houston’s persistent fire ants and roaches, find their way in through a broken seal. If you’re sweeping the garage floor more often than you used to, the seal is a likely contributor.

AfterReplacement Cost & What’s Included
For a Raynor weather seal replacement in Houston, expect to pay $85 – $160 installed. The spread comes down to seal type (T-channel is less expensive than the older P-bulb profiles), door width, and whether we need to replace a corroded retainer at the same time. Retainer replacement adds $40 – $75 if the aluminum channel is too pitted or bent to hold a new seal properly, which we won’t know until we look.
The price you approve before work starts is the price on the invoice. Always. That’s how we operate at Brock Garage Doors Houston, and it’s one reason Wade Mercer built the business this way. Written pricing before any work begins is part of The Garrison Standard we work under, and it applies to a $95 seal swap the same as it applies to a full door replacement. Your repair is covered in writing for 365 days. If the seal fails in that window, we return and correct it at no charge.
DIY or Call Us?
A weather seal swap is one of the fewer genuinely low-risk garage door repairs. There’s no spring tension involved in the bottom seal itself, and you’re not touching cables or anything under load. If you’re handy and want to do it yourself, you can measure the seal width, order a compatible profile, cut it to length, and slide it into the retainer channel. The honest truth is many Houston homeowners do this successfully.
Where DIY goes sideways for this part: buying the wrong profile and fighting it into a retainer that was never designed for it, which tears the new seal immediately, or snapping a corroded retainer screw and turning a $95 job into a track repair. If the retainer looks white and chalky or bent, leave it alone and call us. You’ll pay less for us to do it right than you will to fix a forced install after the fact. Give us a call at (325) 308-2009 and we’ll tell you over the phone what you’re likely looking at.
FAQs
A Raynor weather seal in Houston typically lasts five to seven years before it needs replacement. Our heat oxidizes the rubber, and doors that face west or southwest and catch afternoon sun will degrade faster than doors on shaded or north-facing garages. If you’re replacing the seal more often than every five years, the door may need a slight bottom-limit adjustment so it’s not crushing the seal against the slab with excess force.
No. A cracked or torn bottom seal can’t be glued or patched in any way that survives the flexing and compression the seal goes through every time the door closes. Once the rubber has cracked, the material is brittle throughout and will continue splitting. Replacement is the only fix that holds. Call (325) 308-2009 and we’ll get it done.
A standard Raynor weather seal replacement takes 30 to 45 minutes from setup to cleanup. If the retainer needs replacement too, allow about an hour. We carry the common profiles on our trucks, so most Houston jobs go from phone call to finished same day.
We stock Raynor-compatible T-style and P-bulb weather seal in the most common residential widths, along with replacement retainers. If your door uses an uncommon profile we’ll tell you during the phone call, and we typically have the right seal within two to three business days. We also carry parts for LiftMaster, Chamberlain, and Genie openers, so the same visit can handle multiple issues if needed.
